How to use it

  • Type the project name. Each project gets its own list.
  • Tick a question only when you have the answer, ideally in writing.
  • Anything you can't tick is a question for the next visit, or for your lawyer.

Your answers are saved only in this browser on this device. Nothing is sent to us.

The one rule

Don't pay a token or booking amount until the paperwork section is complete. A good project will have these answers ready.

Questions people ask

What documents should I check before booking a flat in Pune?

At minimum: the MahaRERA registration, approved building plan, commencement certificate, title report and a draft agreement for sale. Have an independent lawyer read the agreement before you sign.

Is the token amount refundable?

It depends on the builder's terms. Ask for the cancellation and refund terms in writing before you pay, especially for the case where your home loan is not approved.

When is the best time to visit a site?

Visit twice: once on a weekday at peak hour to test the commute and the road, and once in daylight to see the light, ventilation and surroundings.
