Three areas, one flat
- Carpet area is the usable floor inside your walls. Under RERA, this is the area a flat must be sold on.
- Built-up area adds your walls and sometimes balconies.
- Super built-up area adds a share of lobbies, lifts, staircases and amenities.
The gap between super built-up and carpet is called loading. In Pune it often ranges from about 25% to 40%. Two flats quoted at the same super built-up size can differ by over 100 sq ft of space you can actually use.
What to ask
Ask for the RERA carpet area in writing. It must also appear in the project's RERA registration and in your agreement.

What is loading in a flat?
Loading is the extra area added to your carpet area to cover walls and your share of common areas like the lobby, lift and staircase. A loading of 30% means the super built-up area is 30% more than the carpet area.
Can a builder sell a flat on super built-up area after RERA?
Under RERA, the price must be based on carpet area. Many builders still mention super built-up area in conversation. Ask for the carpet area and use it to compare.
What is a normal loading percentage in Pune?
It varies by project. Towers with large lobbies and amenities have higher loading. Use this tool to compare flats on the carpet rate instead of the quoted rate.
